Garage ConversionA converted integral garage is an ideal way to create additional cosy and affordable living space.

Total RenovationAn older neglected property transformed into a two story modern, insulated and flood resilient Sandy Cove property.
Roof Sandy CoveAfter many years roofs need repair or replacement and in this case there was little deterioration to the trusses so they remain but we replaced all battens and added a breathable water proof liner as well as rain water fittings
Roof RepairAnother recent example from Kelvin Griffiths and Son of a new roof built near Rhyl onto an existing semi-detached house
Roof NewFlat roofs are not seen in the same way as pitched roofs, they can be out of site and mind. In this Rhyl roofing example we are renewing both pitch and flat roofs. The small tiles require close batten fitting and this produces an attractive and functional long life roof
ExtensionWe build and install many kitchens, bathrooms, loft conversions and extensions as North Wales builders.
LoungeThis North Wales building project involved the construction of a curved lounge extension, built to plan with flat roof merged into the existing pitched roof and all construction and services producing a well insulated and attractive building extension blending well into the property
RenderingRendering another well-built and attractive North Wales building near Rhyl can involve some restoration work where settling and deterioration takes place. Where necessary we reinforce and re-point as part of the re rendering process to arrive at a high standard of durable finish over a sound supporting structure.
PlasteringKelvin Griffiths and Son work in multi trade commercial projects like this long established and respected North Wales hotel that is undergoing a substantial refurbishment
Windows VeluxVELUX has supplied high-quality roof windows for over 60 years and Kelvin Griffiths and Son have fitted many Velux windows as part of their North Wales building Service.
Windows foldingAs North Wales home improvement builders we often remind our customers that when they have a building extension, loft conversion, property repair or new windows they should consider getting those other small jobs done while we are on site, it is less cost than bringing a builder in for a small job on its own.
Bathroom“We are very pleased with our new bathroom. We picked the various items and Kelvin fitted them and coordinated all the trades with a fantastic result that is pleasing and practical”. Mrs Evans, St Asaph.
Bungalow ImprovementThe dormer extension in St Asaph Avenue, Kinmel Bay, North Wales, is ready to have the dormer windows rendered weatherproof. The timber framework has been constructed, UPVC widows are fitted and the pitched and flat roof areas have been built with insulation between the external and internal surfaces and breathing membranes installed under tiles and ready for render.
House improvement project 1 of 4We at Kelvin Griffiths and Son are reputable North Wales Builders for over 30 years. We know that foundations are critical to any building work.
House improvement project 2 of 4Working to local authority approved plans and with the architect, in accordance with building regulations approval, all as overseen by the local authority building inspectors whom we work with closely, we proceed to install the structural components. In this case we need to introduce large steel joists to support floors and link the structures.
House improvement project 3 of 4As North Wales Builders we at Kelvin Griffiths and Son frequently undertake structural alterations as part of a North Wales property extension. In this Rhyl home improvement there are a number of simultaneous structural alterations to be made in order to achieve the planned development.
House improvement project 4 of 4In these articles we are briefly outlining some of the stages involved in a North Wales building extension where there are various more complex and structural aspects to the design. The project is a large extension to a traditional well-built house in the centre of Rhyl where more people are now deciding to improve their properties.
Windows dormerKelvin Griffiths and Son have constructed many dormer room, dormer window, dormer roof extensions on two story houses and bungalows as North Wales Builders. Many North Wales homes are built between the 1930’s and 1980’s and these are well built of sound construction capable of satisfactory extension without the cost of selling to buy a larger property.
Sun TunnelAs experienced North Wales Builders we find many houses have bathrooms, hallways and other rooms where daylight only enters when you open the door and a solution to this is the VELUX Sun Tunnel.
Lead securityThe lead on this roof has been stolen twice and all lead work is the target of thieves. In order to come up with a better solution we have been using “Easy Lead” as a permanent, light weight, alternative to lead flashing and a product which is not attractive to thieves.
Extension planningWe also work closely with designers, planners, suppliers and skilled trades including electrical installation, plumbing and joinery to deliver a one-stop-shop for your building project.
InsulationWe apply the latest and most effective insulation in accordance with building regulations as part of our North Wales Building service. In addition to thermal building blocks and cavity insulation the images here show examples of our work as follows.
Bungalow extensionBungalow extensions are one of our specialities, we have constructed many bungalow extensions across North Wales over the past 30 years and each project is unique and built with care and pride. Bungalow extensions are built to plan and we handle all aspects of the North Wales property improvement quickly and economically with skill and experience.
House extensionKelvin Griffiths and Son have constructed many extensions on two story houses and higher as North Wales Builders. Many North Wales homes are built between the 1930’s and 1980’s and these are well built of sound construction capable of satisfactory extension without the cost of selling to buy a larger property
Roof flatAs quality North Wales builders and experienced roofing contractors we construct many flat roofs across the area. Although a flat roof must be flat it also ideally needs to be constructed slightly off the level in order to drain and there are clear processes to follow and materials to specify as outlined here.
Roof pitchedIn these pages we attempt to show, by examples of real North Wales building works that we at Kelvin Griffiths and Son have undertaken, the standards we achieve and dedication we show to our valued customers.
Vaulted ceilingYou have a North Wales property in a place you like and it needs some modernisation; a vaulted ceiling instead of a flat roof or conventional low ceiling can transform your living experience.
Hotel improvementWorking to a deadline Kelvin Griffiths and Son work closely with architects, building inspectors, clients and many trades all focussed on getting the job undertaken to the specification and on time, leaving the site clean, tidy and safe for use.
KitchenThis North Wales building property improvement in the form of a new kitchen-diner included structural improvement by taking an existing room and running new electrical and plumbing services, installation of kitchen units and joinery to achieve a really clean and easily maintained result
Loft and roof conversionThe associated planning and building regs process adds further to the effective regeneration of your home when you have an extension which also adds value, improves living conditions and health, reduces draughts and removes old timbers and plaster which may have become infected with woodworm etc. since the property was originally built.
Flood repairs houseThe flooded home in St Asaph has had all content removed; most went in waste skips including the laminated floors and built in ground floor furniture including kitchen units.
UPVC North WalesWe install North Wales UPVC (Unplasticised polyvinyl chloride) or rigid PVC. Components and finishes in these materials are extensively used across North Wales by us in the building industry as a low-maintenance durable and clean material.
Loft conversionToday more people are investing in their existing property, as North Wales builders we find many coastal bungalow owners building up to add a dormer room or loft conversion. In this current example of a North Wales Roofing project that we are building the owner is adding living space into the roof and making ground floor changes in a single project.
Roof repairsOver the years we have developed a strong reputation for our North Wales roofing and loft conversions. We can help in the design and planning process and once plans are approved we work closely with the architect and planning officer’s at all key stages.
Buyer bewareIt is unfortunately true there are some bad builders out there; sometimes well-intentioned but unskilled and inexperienced. Even if the guy who gives a low price quote is friendly and maybe you even know him, it is always best to ask for references and some testimonial evidence of their experience in your area and of the type of work you need doing.
Plastering and rendering Plastering is a core skill for Kelvin Griffiths and Son Ltd, the final plaster must be a sound surface for decoration and is applied after plaster boards, and studding and insulation are installed
PatioSubstantial footings have been excavated for the paved area. A retaining wall is constructed on the footings and the area is filled to height and compacted prior to setting the level paving and rendering the edges to grass. In this case steps are built in to accommodate a side path as can be seen.
DeckingGarden decking is popular and practical, it cuts down routine garden maintenance and adds a dry level surface for the family. In order to achieve the standards required for North Wales decking to be safe for family use it is important that support posts are held in place with concrete and that the area below decks is treated to be weed free.

Cabin roofThe existing roof had a strong tongue and grooved roof structure but with only shed quality felt but the cabin is of high quality, mounted on a reinforced concrete raft with decking as well as power and water supply, with waste connection.
Flood ProtectionKelvin Griffiths and Son take a flood risk property in Sandy Cove and refurbish the building in line with flood resilience measures.
